We are looking for a Regional Director- Atlantic to join our Corporate-Operations team in Calgary, AB. Reporting to the Vice President, Operations you will be an important part of our team, assisting in the effective operations of our property management offices, while providing exceptional customer service. Description The Regional Director is a senior leader responsible for the strategic direction, operational performance, financial results, and people leadership of a regional portfolio. As a key member of the Residential Operations Senior Leadership Team, this role contributes to organizational strategy and drives initiatives that support Northview’s long-term growth, operational excellence, customer experience, and profitability. Providing leadership, coaching, and oversight to Regional Managers and their on-site property management teams across multiple markets, the Regional Director is accountable for executing regional business plans, optimizing portfolio performance, enhancing customer and employee engagement, managing risk, and ensuring alignment with corporate goals and values. The Regional Director works collaboratively with corporate departments and executive leadership, fostering a culture of accountability, innovation, continuous improvement, and operational excellence while ensuring consistent service delivery throughout the region.
Responsibilities: Strategic Leadership Develop and implement regional business plans that align with organizational objectives, growth initiatives, and financial targets Serve as a member of the Residential Operations Senior Leadership Team, contributing to the development and execution of corporate and operational strategies Identify opportunities to improve operational effectiveness, customer satisfaction, market competitiveness, and asset performance Provide market intelligence, industry insights, and operational recommendations to executive leadership Regional Operations Management Direct and oversee the operational performance of a multi-region residential portfolio, ensuring consistent execution of company standards and best practices Provide leadership and guidance to Regional Managers in achieving operational, financial, and customer service objectives Monitor and evaluate key performance indicators including occupancy, renewal rates, rent collections, delinquency, turnover, maintenance performance, resident satisfaction, and employee engagement Ensure timely resolution of escalated operational, customer service, legal, tenancy, and employee relations issues Drive operational consistency and continuous improvement initiatives across the portfolio. Ensure compliance with all applicable federal, provincial, territorial, and municipal legislation, regulations, bylaws, and company policies Financial Leadership Accountable for the overall financial performance of the assigned region Involvement in the development, review, and approval of annual operating and capital budgets Monitor financial performance against budget and forecast results throughout the fiscal year Identify opportunities to increase revenue, improve occupancy, optimize rental rates, and enhance asset value Oversee utility consumption, procurement practices, and expense management initiatives to maximize portfolio profitability Develop financial strategies and operational plans to improve portfolio performance and long-term asset sustainability People Leadership & Talent Development Lead, coach, mentor, and develop a team of Regional Managers and other direct reports Foster a high-performance culture focused on accountability, engagement, customer service excellence, and results Conduct formal and informal performance reviews and provide ongoing coaching and feedback Support succession planning and identify opportunities for leadership development across the region Participate in workforce planning, recruitment, retention, and organizational development initiatives Ensure Regional Managers effectively develop, support, and manage their respective teams Promote a positive, safe, and inclusive workplace culture aligned with company values Customer Experience & Retention Champion service excellence and customer-centric practices throughout the portfolio Monitor resident satisfaction metrics and implement strategies to enhance customer retention and loyalty Ensure teams respond effectively to resident concerns and service issues Support the development and execution of regional marketing, leasing, and retention strategies Drive initiatives that improve property presentation, curb appeal, resident engagement, and overall customer experience Asset Management & Capital Planning Collaborate with internal stakeholders and CapEx teams to develop and execute annual and long-term capital investment strategies Assist in prioritizing capital projects based on portfolio needs, lifecycle planning, market conditions, and return on investment Ensure properties are maintained to Northview standards and support long-term asset preservation objectives Monitor project implementation, budget adherence, and operational impact Partner with maintenance and construction teams to optimize property performance and asset value Qualifications: Post-secondary education in Business Administration, Property Management, Real Estate, Commerce, or a related field Progressive leadership experience in property management, real estate operations, multi-unit residential, or a related industry Experience developing and implementing operational strategies and process improvements Demonstrated success managing large portfolios, complex operations, and significant operating and capital budgets Experience leading geographically dispersed or multi-site teams Advanced proficiency with Microsoft Office, Yardi, and other property management technologies Familiarity with budgeting, forecasting, financial reporting, and performance management.
