About the role

KEY RESPONSIBILITIES

Portfolio Accounting & Reporting Manage full-cycle accounting for a portfolio of commercial properties including office, retail, and industrial assets Prepare accurate monthly, quarterly, and annual financial statements for each property and the consolidated entity Perform month-end and year-end close procedures including journal entries, accruals, and account reconciliations Maintain the general ledger and ensure accuracy of all property-level financial data Prepare variance analysis and management commentary comparing actual results to budget and prior periods

CAM Reconciliations & Lease Administration Support Prepare and administer annual Common Area Maintenance (CAM) reconciliations for commercial tenants in accordance with lease agreements Calculate and bill operating cost recoveries and property tax recoveries in compliance with lease terms Liaise with the property management team to interpret lease clauses and resolve tenant billing inquiries Track lease commencement, expiry, rent step-up schedules, and renewal options across the portfolio

Budgeting & Forecasting Assist in the preparation of annual property-level operating budgets and capital expenditure budgets Support quarterly reforecasting processes and provide financial projections to asset management and leadership Analyze actual-to-budget performance and communicate findings to key stakeholders

Accounts Payable & Receivable Oversee accounts payable processing for property-related invoices, ensuring proper coding and approval workflows Manage tenant accounts receivable, including rent roll tracking, arrears reporting, and escalation of outstanding balances Process and reconcile bank accounts and credit card statements related to property operations

Compliance & Audit Support Prepare working papers and schedules to support external audit and tax filings Ensure compliance with ASPE, internal accounting policies, and property-specific reporting requirements Coordinate with external auditors and provide documentation as required during annual audit Support GST/HST filings and ensure timely remittance of property tax installments

QUALIFICATIONS & EXPERIENCE

Required 5+ years of progressive accounting experience, with a minimum of 3 years in commercial property accounting Demonstrated hands-on experience with CAM reconciliations, tenant billings, and lease interpretation Strong proficiency in property management or ERP software (Yardi, MRI, Buildium, or similar platforms) Advanced Excel skills including pivot tables, VLOOKUP/XLOOKUP, and financial modelling Solid understanding of ASPE and real estate accounting principles Working towards

Preferred Experience with multi-entity or multi-property portfolio structures Exposure to commercial lease administration including gross, net, and percentage rent structures Familiarity with Alberta property tax assessment and appeal processes Experience supporting external audits and preparing audit-ready working paper files
