THE OPPORTUNITY As the Accounting Manager and local representative , the incumbent is expected to maintain appropriate conduct and professional appearance in the office while working autonomously with minimal supervision, maintaining continuous communication with the Director of Finance, and undertaking additional duties as assigned. In this role, you will oversee the financial operations of a growing property management portfolio of approximately 50 commercial and residential properties, ensuring accurate financial reporting, maintaining strong internal controls, and supporting strategic decision-making through high-quality financial analysis. Working closely with the Director of Finance, you will also provide financial guidance and support to Property Managers, the Senior Leadership Team, and Clients, with the goal of maximizing property value and minimizing risk.
THE ROLE Duties as the Accounting Manager will include but are not limited to: Financial Management & Reporting Oversee full-cycle accounting for a portfolio of commercial and residential properties Review monthly and annual financial statements Ensure timely and accurate reporting in accordance with Canadian accounting standards (ASPE or IFRS as applicable) Analyze financial performance, variances, and key metrics across properties Property Accounting Review rent rolls, CAM (Common Area Maintenance) reconciliations, and operating cost recoveries, working in conjunction with Property Accountants Monitor accounts receivable, collections, and tenant billing processes Oversee accounts payable, vendor payments, and expense allocations Ensure accurate tracking of capital expenditures and property-level budgets Team Leadership Supervise, train and mentor accounting staff (Property Accountants, AP/AR clerks) Establish workflows, priorities, and performance expectations Support staff development and continuous improvement initiatives Budgeting & Forecasting Lead annual budgeting process for all properties Prepare forecasts and cash flow projections Collaborate with property managers to align financial plans with operational goals Compliance & Controls Maintain and improve internal controls and accounting procedures Ensure compliance with tax regulations, audits, and regulatory requirements in Canada Coordinate with external auditors, tax advisors, and stakeholders Systems & Process Improvement Optimize use of property management and accounting software Identify opportunities for automation and efficiency Support system implementations or upgrades as needed
THE QUALIFICATIONS The Accounting Manager has: Bachelor’s degree in Accounting, Finance, or related field CPA designation strongly preferred 5–8+ years of accounting experience, with at least 2 years in a supervisory role Experience in property management, real estate, or multi-entity accounting highly preferred Strong knowledge of Canadian accounting standards and tax requirements Proficiency in accounting software (e.g., Yardi, Entrata, or similar) and Microsoft Excel
Compensation: $100-120K, 3 weeks vacation, extended healthcare and great long term opportunities This role is fully onsite with 1 day of flexibility based in North Vancouver
