Fractional Senior Real Estate Development Analyst (Contract)Accounting Supervisor
About the role
Canlight Management Inc. is seeking an experienced Fractional Senior Development Analyst to support several high-profile residential development projects in Southern Ontario. This is an ideal opportunity for an experienced real estate financial analyst, development manager, or former developer who enjoys building sophisticated project pro formas and working directly with senior management on major development opportunities. Initial Assignments Immediate Priority • Build and refine the complete development cash flow model for our Station 4 high-rise mixed-use development adjacent to West Harbour GO Station in Hamilton. Fall 2026 • Prepare a full financial model for an 80-unit, five-storey wood-frame rental development at our property in Kitchener. Future assignments may include high-rise residential developments in our Burlington and Mississauga sites. Responsibilities • Build detailed Excel development pro formas and project cash flow models. • Prepare acquisition, development and financing analyses. • Model construction financing, interest carry, equity requirements and investor returns. • Perform sensitivity analyses for rents, construction costs, cap rates and financing assumptions. • Assist with lender, investor and partner presentations. • Support strategic development decisions with clear financial analysis. Qualifications • 6+ years of real estate development financial analysis experience. • Advanced Excel modelling skills. • Extensive experience with residential development pro formas. • Strong understanding of construction financing and development economics. • Experience with Ontario residential projects is preferred. • Self-directed, detail-oriented and able to work independently. Engagement • Fractional/contract position. • Approximately 10–24 hours per week, depending on project stage. • Hybrid or remote, with occasional meetings in the head office just south of the Airport • Competitive hourly compensation based on experience.
