Building Ontario Fund (BOF) is seeking a full-time Principal, Investments (Affordable Housing). (This job posting represents an existing vacancy.)

PURPOSE OF POSITION Accountable for assessing, structuring and closing of investments and project financing, for a range of affordable housing development projects. Typical projects require construction/project finance, that will act as a bridge to longer term/take out finance to be provided by other lender(s). This role will leverage a candidate’s real estate investment, commercial lending and/or project finance experience and expertise, to assist the Building Ontario Fund (BOF) to structure customized investment and finance solutions that respond to Project and Borrower needs, and drive achievement of policy objectives and financial returns for BOF.

KEY RESPONSIBILITIES Investment Origination and Triage Support ongoing evaluation of pipeline opportunities. Establish and maintain collaborative working relationships with Project Sponsors/Borrowers, to better understand Sponsor/Borrower and Project needs. Support development of financing solutions that respond to Sponsor / Borrower and Project needs, while respecting BOF policy objectives, pricing structures and risk management frameworks. Prepare, or oversee preparation of Project Screening materials and Board submissions. Maintain up-to-date knowledge of relevant news, market trends and competitive landscape.

Investment Underwriting, Structuring and Deal Execution Bring expertise to and lead the underwriting and analysis of Sponsor/Borrower investment and credit worthiness and Project financial viability. Complete, or oversee the completion of, investment underwriting, credit assessments and pricing models. Support high value negotiations with project Sponsors/Borrowers to establish acceptable loan terms and conditions. Lead the drafting of project term sheets and commitment letters (with support from assigned legal counsel). Prepare, or oversee preparation of, Project materials for Management Investment Committee and for Board submissions. Oversee and ensure completion of all necessary Project investment and loan documentation (with input and support from BOF Legal and Finance teams and assigned legal counsel).

Loan Administration and Asset Management Work closely with and support BOF Finance functions with recording and accounting for Project investments and loans within BOF financial systems. Work closely with and support BOF Finance functions with validating of Project funding requests, drawdowns/advances. Proactively monitor investment and loan performance, identify potential risks and develop mitigation strategies to safeguard the BOF’s resources and reputation. Receive and assess Sponsor/Borrower requests for consents, postponements and/or amendments to investment or loan structure and develop recommendations for responding to any such requests. Monitor maturity and repayment of loans and investments and ensure all Sponsor/Borrower obligations to BOF have been fully satisfied.

Leadership and Strategy Provide mentorship and deal leadership to junior team members of Project deal teams, fostering a culture of innovation, integrity, and accountability. Support the development of BOF investment and lending workstreams and best practices. Share investment and/or commercial lending/project finance expertise and experience with other BOF deal teams and members of the Investments function. Provide excellent customer service and build long-term relationships with Sponsors/Borrowers to promote BOF’s lending solutions. Support the development and execution of BOF strategic vision, aligning investment objectives with the needs of Ontario’s priority sectors.

Qualifications Education and Experience Bachelor’s Degree in Finance, Accounting, Business, Economics, Mathematics, or related field, or equivalent experience. Masters in business administration (MBA) or Chartered Financial Analyst (CFA) Designation preferred, but not required. Minimum of seven (7) years of real estate investment, commercial lending, corporate finance, project finance, investment banking, private equity or related investment sector work, with a minimum of five (5) years of real estate investment, commercial lending and/or project finance experience. Knowledge and Skills Knowledge of investment theories, principles and practices, business finance/management operations and requirements, sector trends and challenges, and regulatory, partnership and funding/financial issues. Knowledge of risk assessment and risk management principles and due diligence analysis to monitor and manage loan portfolios, proactively identify potential risks and implement mitigation strategies. Excellent negotiation and relationship management skills, to support and/or lead high-value negotiations on investments and loan terms and conditions with Sponsors/Borrowers. Sound leadership skills to direct and mentor a deal team during loan negotiations to achieve optimal, mutually beneficial agreements. Strong research and analytical skills to lead market research initiatives to support lending decisions. Excellent verbal and written communication skills to work effectively with internal stakeholders and external Sponsors/Borrowers. Excellent organizational and priority management skills. Financial acumen and proficiency in investment and credit analysis to underwrite and analyze credit and financial information to determine investment and credit worthiness of potential Borrowers and Projects. Collaborative, team-oriented mindset that prioritizes team needs and goals and works to foster collective success. Advanced technical proficiency with Microsoft Excel and PowerPoint.

Physical Our office at 79 Wellington Street W, Toronto is steps from Union Station, with great dining and transit options.

As part of the Ontario Public Service, BOF requires employees to work in-office five (5) days/week. We believe in-person presence and collaboration strengthens culture and service delivery.

The expected salary for this role is CA$144,000-$180,000 for candidates who meet the stated qualifications.
