About the role

Join a leading institutional real estate platform where you'll help shape investment strategy, maximize portfolio performance, and build a long-term career in Asset Management.

Your New Employer Our client is one of Canada's most respected institutional real estate organizations, with a long-standing reputation for owning, investing in and managing high-quality real estate across North America. With decades of experience and a disciplined long-term investment philosophy, the organization continues to grow its residential platform while maintaining a strong focus on operational excellence, strategic asset management, and the delivery of exceptional value to institutional investors.

What makes this opportunity particularly unique is the structure of the Asset Management team itself. Although the organization manages a significant national portfolio, the team remains intentionally lean, creating an environment where every individual has meaningful responsibility and a genuine opportunity to influence investment decisions. Rather than operating within a highly segmented structure, Asset Managers work across multiple facets of the business, partnering closely with Finance, Property Management, Leasing, Development and senior leadership to develop strategies that enhance long-term asset performance.

The leadership team believes in empowering people rather than micromanaging them. They value initiative, curiosity and commercial thinking, encouraging employees to challenge ideas, contribute recommendations and develop as trusted advisors within the business. For someone looking to continue building a long-term career in institutional real estate, this is an exceptional opportunity to learn from experienced industry professionals and gain exposure to one of Canada's most sophisticated residential portfolios.

Your New Role Reporting to the Assistant Vice President, Asset Management, you'll become a key member of the Residential Asset Management team and play an important role in developing and executing long-term strategies that maximize the performance and value of a diverse portfolio of institutional-quality residential assets.

This position offers a broad mix of financial analysis, strategic planning, investment evaluation and operational collaboration. You'll be responsible for developing annual business plans, reviewing operating performance, evaluating leasing trends and identifying opportunities to improve both asset performance and long-term portfolio value. Rather than simply reporting financial information, you'll be expected to understand the story behind the numbers, identify emerging trends and provide thoughtful recommendations that support investment decisions.

You'll also participate in capital planning initiatives, evaluate redevelopment opportunities, support acquisition due diligence and contribute to refinancing and disposition strategies where appropriate. Working alongside experienced leaders, you'll help prepare investment recommendations and presentations for senior leadership and institutional investors while gaining exposure to virtually every stage of the asset management life cycle.

Success in this role requires someone who enjoys solving problems, thinking strategically and working collaboratively across multiple business functions. You'll regularly partner with Property Management, Finance, Leasing, Development and Executive Leadership, acting as the owner's representative and ensuring each asset is positioned for long-term success.

What Sets You Apart You're already building a career in Asset Management and are looking for an opportunity where you can take on broader responsibility while continuing to learn from experienced professionals.

You bring strong financial analysis and modelling skills, along with experience supporting business planning, budgeting and portfolio performance within a residential real estate environment. More importantly, you enjoy asking questions, interpreting financial information and developing recommendations that influence business decisions. You're comfortable presenting your ideas, building relationships across multiple teams and communicating with confidence at all levels of an organization.

You enjoy working in collaborative environments where everyone contributes, takes ownership and shares ideas openly. You're naturally curious, commercially minded and motivated by understanding how operational decisions, leasing activity and capital investment come together to create long-term value.

Experience within institutional real estate, a REIT, an investment manager, or a large private owner would be highly regarded, as would exposure to purpose-built residential assets and property management systems such as Yardi.

What You Can Expect This is an opportunity to join a highly respected institutional real estate platform where you can make a meaningful impact while continuing to develop your career in Asset Management. From day one, you'll work alongside experienced industry leaders who believe in empowering their team members, encouraging independent thinking, and providing the support needed to succeed.

You'll gain exposure to every aspect of institutional Asset Management, including portfolio strategy, business planning, capital investment, acquisitions, dispositions, investor reporting and long-term value creation. Rather than being confined to one area of the business, you'll collaborate closely with Property Management, Finance, Leasing and Development, giving you a well-rounded understanding of how institutional real estate portfolios are managed and optimized.

Because the Asset Management team is intentionally lean, you'll have the opportunity to take ownership of meaningful work early in your tenure while building strong relationships across the organization. Your ideas and recommendations will be valued, and you'll have direct exposure to senior leadership and key decision-makers who are invested in your professional growth.

In addition to working on a significant national residential portfolio, you'll benefit from a collaborative team environment, ongoing mentorship, professional development opportunities and a competitive total rewards package. For someone looking to continue building a long-term career in institutional real estate, this is an excellent opportunity to broaden their experience while working within a stable, growing organization.

Compensation Our client is offering a competitive compensation package that includes a base salary in the range of $110,000 to $140,000, an annual performance bonus, comprehensive health and dental benefits, paid vacation, a retirement savings program and support for ongoing professional development. For exceptional candidates whose experience closely aligns with the role's requirements, there may be flexibility beyond the advertised salary range.

While the compensation package is competitive, the real attraction of this opportunity lies in the breadth of exposure, the opportunity to work alongside an experienced Asset Management leadership team, and the chance to play a meaningful role in shaping the strategy and long-term performance of a significant institutional residential portfolio.

Additional Information This is a hybrid opportunity based in the Greater Toronto Area, with employees typically working in the office four to five days per week to encourage collaboration, mentorship and ongoing interaction with the broader business.

Occasional travel will be required to visit assets and attend meetings with internal stakeholders and investment partners.

This position has been created as part of the continued growth of the residential platform, making it an excellent opportunity for someone looking to join a stable organization with a long-term investment horizon and clear opportunities for continued career progression.

Take the Next Step If you're currently working in Asset Management and looking to broaden your experience within an established institutional real estate platform, we'd welcome the chance to speak with you.
