What This Role Is All About The Project Accountant plays an important role in supporting the financial health, accuracy, and accountability of Chard’s development projects. This role is responsible for full-cycle accounting for an assigned portfolio of development projects, ranging from pre-development and active construction through to income-producing and post-completion phases.

Working closely with the Development, Construction, Accounting, and Finance teams, this role helps ensure project costs, funding, reporting, reconciliations, and payments are completed accurately, thoughtfully, and on time. The successful candidate will bring strong technical accounting skills, excellent attention to detail, and the ability to balance multiple priorities in a fast-moving, project-based environment.

What You’ll Be Doing Provide full-cycle accounting for an assigned portfolio of development projects, including monthly bank reconciliations, trial balances, variance analysis, and budget revisions. Prepare and coordinate capital calls, bank draws, equity calls, partner distributions, and month-end funds tracking. Process and review invoices and cheques, working with Construction and Development teams to ensure appropriate coding and approval in accordance with Company policy. Perform cash management, projection and forecasting across assigned portfolio Complete holdback and balance sheet account reconciliations, and maintain prepaid, receivable and intercompany tracking schedules. Prepare monthly and quarterly reporting to external stakeholders Prepare and file GST remittances and assist with GST audits and property tax filings. Support corporate accounting functions, including credit card reconciliations, management fee billings and various chargebacks. Manage accounts payable activities, including weekly and rush payment runs, general contractor invoices, holdback cheques, billing revisions, and follow-up on outstanding invoices. Track rental deposits and support income pickup entries for pre-development projects with ancillary rental income. Assist with monthly, quarterly and annual internal / external reporting and interim and year-end financial statement audits for assigned entities. Other duties as required.

What You’ll Bring A university degree in accounting, finance, business, or a related field. A CPA designation, active enrolment in the CPA program, or a commitment to working toward a CPA designation. Three or more years of accounting experience, preferably in real estate development, construction, property accounting, or a project-based environment. Strong knowledge of full-cycle accounting, financial reporting, reconciliations, and month-end processes. Advanced Excel skills and experience working with financial data and reporting tools. Experience with project accounting, budgeting, forecasting, and cash management. Experience with Yardi Voyager/Elevate and real estate development accounting is an asset. Strong attention to detail, organization, and time management skills. Excellent communication and relationship-building skills. A proactive, service-oriented mindset and a commitment to continuous learning.

The salary range for this role is $65,000 to $85,000 based on skills, training and certifications, work experience and other factors.
