We are looking for a hands-on Senior Accountant with REIT or real estate fund accounting expertise who can independently build processes, thrive in ambiguity, and support a rapidly growing fund platform. They are a capital provider with mortgage investments across all real estate asset classes in Canada, and focused on investing in ground up and value-add projects in Canada and the United States. They’re looking for a self-motivated, entrepreneurial Senior Accountant to lead the accounting and financial reporting functions for their recently launched REIT funds (limited partnerships and mutual fund trust). The responsibilities will cover a Canadian real estate investment trust, US equity limited partnership, and US debt limited partnership and all associated entities. The role reports to the Vice President of Finance. The ideal candidate is highly interested in commercial real estate and MUST HAVE Canadian REIT or Real Estate accounting experience. You should be looking to grow alongside our client and take on more responsibilities as the company continues to evolve. The role can be based in the Toronto, Calgary or Montreal offices, and IT IS A FULL TIME IN-OFFICE POSITION. Responsibilities include: Preparing monthly, quarterly and annual financial statements in accordance with IFRS, quarterly investor reporting packages, and related disclosures; Recording daily bank transactions in the Quickbooks accounting software, and performing monthly bank reconciliations; Performing month-end, quarter-end, and year-end processes and associated journal entries relating to revenue recognition, expense accruals, depreciation/amortization accruals, and intercompany transactions; Performing monthly general ledger and intercompany account reconciliations; Maintaining monthly NAV models, including class-level NAV per unit, tiered management fees and carried interest promote fee calculations; Assisting with fair value measurements under IFRS 9/13, including FVTPL investments and derivative instruments; Property-level accounting for assets acquired by the REIT, including rental revenue recognition and capital expenditure tracking Updating and managing the investor databases and working closely with the Investor Relations team; Calculating and paying distributions to investors and handling unit issuances, ensuring the highest level of data quality and accuracy; Working closely with the Director of Tax to ensure ongoing compliance with Canadian REIT taxation rules, and all other Canadian and US partnership and indirect tax filing and reporting requirements; Compiling information requested by external auditors on a quarterly and annual basis; Collaborating with other accounting team members on month and quarter-end close processes; Working closely with the Investor Relations department, and responding to inquiries on a timely basis; Liaising with external service providers as needed, like banking partners, fund administrators, or external auditors; Continuously improving and developing new finance processes and schedules; and Building a network within the industry through events and involvement in real estate trade organizations. Who you are: Undergraduate degree in accounting, business, finance, or another related field; CPA designation or currently in progress preferred, but not required; 3+ years of Canadian REIT or Real Estate accounting and reporting experience; Exposure to US real estate, financial services is considered an asset; Exceptional organizational skills and attention to detail, with an ability to manage multiple tasks; Highly proficient with MS applications, including Excel, PowerPoint, Word and Outlook, and QuickBooks Online or comparable accounting software; Strong research, analytical and problem-solving abilities; Thrives under pressure and enjoys contributing to team goals; and Ability to prioritize tasks and be flexible in response to changing priorities and needs.
